Bristol NH Property Management
Newfound Lake’s hub town — a downtown of shops and restaurants on the Newfound River, with the sandy beach at Wellington State Park just up the shore.

Local Management
Managing Property in Bristol
Bristol is the gateway and the working heart of Newfound Lake: the only shore town with a real main street of shops and services, the southern shore and most of the west side, and Wellington State Park, which has the largest freshwater swimming beach in the New Hampshire state park system. It holds most of the lake’s non-waterfront inventory, which is why it is the value entry point for owners as well as buyers.
We manage both kinds of Bristol property: summer rentals on and near the lake through our vacation rental management program, and year-round houses and apartments in and around downtown through our property management service, from our Plymouth office.
Market now
18 homes for sale in Bristol on the MLS right now, a median asking price of $489,900, an average of 58 days on market.
What We Manage
What We Manage in Bristol
One local team for the year-round rentals, second homes and vacation rentals of Bristol: marketing, tenant and guest communication, vendors, maintenance, reporting and monthly direct-deposit payouts.
Newfound Lake Summer Rentals
Lake houses, camps and water-access homes that book weekly from late June through Labor Day: listings, guest communication, cleaning turnovers, consumable replenishment and the NH Meals and Rentals tax. Our Newfound Lake guide covers the lake and its four shore towns.
Year-Round Rentals Downtown
Houses and apartments in and around Bristol’s downtown that lease by the year to people who work locally and along the Route 104 and I-93 corridors. Tenant screening, leases, maintenance oversight, reporting and monthly direct-deposit payouts.
Second Homes Between Visits
For owners who use the lake house some of the summer and leave it the rest of the year: the plow contract, the dock, the spring opening and the fall close-down, with flexible calendar blocking if you rent the weeks you are away.
Local Knowledge
What a Bristol Owner Should Know
Bristol’s ZIP code is 03222. The town holds the southern shore and most of the west side of Newfound, including Wellington State Park at 614 West Shore Road, and it is where the Newfound River leaves the lake and drops through the old mill downtown. Bristol is about two hours from Boston, straight up I-93 to Exit 23, close enough for a Friday-night arrival and far enough that the lake never turns into a suburb.
Newfound is a spring-fed, roughly 4,100-acre, 183-foot-deep lake that freezes late and opens late; the regional snowmobile corridor network runs through these towns in winter, but the rental year runs on summer. The state layer applies to every weekly rental: the 8.5% Meals and Rooms (Rentals) Tax, a Meals and Rentals license before the first booking and the license number in every listing, which we administer for the homes we manage.
Bristol Owners
Managing From Plymouth
Our Plymouth office at 56 Main Street is the base for Newfound work, and the cleaners, plow contractors and tradespeople we coordinate already cover the lake towns. Reliable local help is the scarcest resource in a lake rental market, and the owners who struggle most are usually the ones managing cleaners from two states away.
We do not publish income projections for any town. If you are weighing a specific Bristol property as a rental, the free short-term rental analysis looks at that property rather than a market average, and we confirm the town’s and any association’s rules before taking a property on.

Bristol Property Management FAQs
Straight answers on what we manage in Bristol, the town's rental rules and taxes, how owners get paid and how to get started.
Do you manage rentals on Newfound Lake?
Yes. Lake houses, camps and water-access homes in Bristol run through our vacation rental management program, and year-round houses and apartments downtown through our property management service.
When is the Newfound rental season?
Late June through Labor Day is the core, with foliage weekends behind it. Wellington State Park’s beach is the draw; our guide to public beaches in New Hampshire covers it alongside the rest of the state.
Is Bristol a good value on Newfound Lake?
It is the value entry point. Bristol holds most of the lake’s non-waterfront inventory, so an owner can have lake access, a school system and year-round services without paying for Newfound frontage, and a year-round tenant base the pure shore towns do not have.
Do you manage year-round rentals in downtown Bristol?
Yes. Houses and apartments in and around downtown lease by the year to people who work locally, and we handle screening, leases, maintenance oversight, reporting and monthly payouts.
How do I get started?
Request a consultation with the address and how you plan to use the property, and we will walk through the right version of the service and the fee basis before you commit to anything.
