Managing Property in Bridgewater

Bridgewater runs up the east side of Newfound Lake and it is the quiet-money town: no downtown, roughly a thousand residents, and a long, coveted stretch of shoreline including Whittemore Point, where east-shore frontage gets afternoon sun and sunset views across the water. Most of the property we manage here belongs to owners who are elsewhere for much of the year.

The caretaking side, and the year-round homes on the hillsides, run through our property management service; the summer weekly rentals through our vacation rental management program, both from our Plymouth office, midway up Route 3A.

What We Manage

What We Manage in Bridgewater

One local team for the year-round rentals, second homes and vacation rentals of Bridgewater: marketing, tenant and guest communication, vendors, maintenance, reporting and monthly direct-deposit payouts.

Vacation Rental Management
  1. East-Shore Waterfront and Water-Access Homes

Lake houses and camps that need someone nearby for the dock, the plow contract and the spring opening, with reporting that tells you how the property is doing. Our Newfound Lake guide covers the lake, the four shore towns and the waterfront rules.

  2. Summer Weekly Rentals

Newfound is a strong summer rental market; for owners who rent the weeks they are away, we handle listings, guest communication, cleaning turnovers, consumable replenishment and the NH Meals and Rentals tax, with your own weeks blocked.

  3. Year-Round Homes on the Hillsides

Houses away from the water that lease by the year to people who work in Plymouth and Bristol. Tenant screening, leases, maintenance oversight, reporting and monthly direct-deposit payouts.

Local Knowledge

What a Bridgewater Owner Should Know

Bridgewater has carried one of the lower property tax rates in the state for years, $6.35 per $1,000 of assessed value in 2025, because a large waterfront tax base and a small town budget will do that. Rates reset every fall, so we confirm the current number before building it into an owner’s math. The town shares the 03222 ZIP code with Bristol, and Plymouth’s hospital, stores and our office are a short drive north.

Newfound is a spring-fed, roughly 4,100-acre, 183-foot-deep lake that freezes late and opens late, and the whole year runs on one logistical fact: Bristol is about two hours from Boston, straight up I-93 to Exit 23. Close enough for a Friday-night arrival, far enough that an owner wants someone local on the other end.

Bridgewater Owners

Renting on Newfound, Honestly

The lake’s reputation for clean water and quiet books solid weekly rentals from late June through Labor Day, and a true waterfront house with a dock is the top of that market. The state layer applies to every weekly rental: the 8.5% Meals and Rooms (Rentals) Tax, a Meals and Rentals license before the first booking and the license number in every listing, which we administer for the homes we manage. We confirm the town’s and any association’s rules before taking a property on.

We do not publish income projections for any town. If you are weighing a specific Bridgewater property as a rental, the free short-term rental analysis looks at that property, not a market average.

Bridgewater Property Management FAQs

Straight answers on what we manage in Bridgewater, the town's rental rules and taxes, how owners get paid and how to get started.

Do you manage property on the east shore of Newfound Lake?

Yes. Bridgewater waterfront and water-access homes, camps and year-round houses run through our property management and vacation rental management services from our Plymouth office.

What is the property tax rate in Bridgewater?

$6.35 per $1,000 of assessed value in 2025, one of the lower rates in the state; Hebron’s was $9.55. Rates reset every fall. Our guide to NH property taxes explains how to compare towns.

When does Newfound Lake rent?

Late June through Labor Day is the core season, with foliage weekends behind it. Newfound is a summer market rather than a ski one, so we plan an owner’s own weeks and the maintenance calendar around that.

Will you look after my lake house when I am not there?

Yes. The plow contract, the dock, the frozen pipe, the spring opening and the fall close-down are part of what we handle between visits, with trusted local vendors and clear reporting.

How do I get started?

Request a consultation with the address and how you use the property, and we will walk through the right version of the service and the fee basis before you commit to anything.
