Why Book Direct With Our Local Team

Book one of these homes through a big listing platform and a third-party service fee gets added at checkout. Book it here and it doesn't — you reserve directly with the local team that manages the home, with no platform sitting between you and the people responsible for your stay.

Searching for New Hampshire vacation rentals by owner? Here's the honest version of that: every home on this page belongs to a local homeowner and is professionally managed by our team on their behalf. You get what by-owner searchers are really after — a direct relationship and no middleman fees — plus a staffed local operation that maintains each property personally and answers the phone when you call.

Booking is request-to-book, not a faceless checkout: choose your dates on a home's page, send your request, and a member of our team confirms the details with you directly. During your stay, the number you call rings the same people who care for the house.

Where To Stay

Vacation Rentals Across The White Mountains & Lakes Region

Every home we manage is looked after by our own team, based on Route 49 in Campton — so wherever you stay, the people caring for the property are minutes away, not states away. Here’s how the towns we serve differ, and which trips they suit best.

Thornton

Owl’s Nest Resort · Welch–Dickey Trailhead · Route 49

Most of the homes in our program today are Thornton NH vacation rentals — golf-course condos and four-bedroom houses inside Owl’s Nest Resort, on the hillside above the Pemigewasset River. Thornton stretches up the valley between Campton and Woodstock, with Route 49 running through it toward Waterville Valley, so you’re positioned between two ski areas rather than committed to one.

Out the back door is the White Mountain National Forest: the Welch–Dickey Loop trailhead, one of New Hampshire’s most-hiked half-day loops with open ledge views, is a short drive up Upper Mad River Road. Campton

I-93 Exit 28 · Blair Covered Bridge · Our Home Base

Campton is where you leave I-93 (Exit 28) for Route 49 and the mountains — and it’s our home base, with our office right on Route 49. Owl’s Nest Resort spans the Campton–Thornton line, with its clubhouse, golf course, and restaurant on the Campton side, so Campton NH vacation rentals put the resort’s amenities and the highway equally close.

Beyond the resort, Campton is a classic Pemi Valley town: the 19th-century Blair Covered Bridge over the Pemigewasset, swimming holes along the Mad River, and a 20-minute run up Route 49 to the lifts at Waterville Valley. Guests who want one base for skiing, golf, and the lakes tend to land here.

Waterville Valley

Mount Tecumseh Skiing · Town Square · End of Route 49

Waterville Valley is a self-contained resort village at the end of Route 49, ringed by four-thousand-foot peaks. Vacation rentals in Waterville Valley NH are mostly condos and townhouses clustered around Town Square and Corcoran Pond — walkable to dinner, the shuttle to the Mount Tecumseh ski slopes, and summer golf, tennis, and hiking.

Because the village is compact and condo-dominated, larger groups often pair Waterville Valley days with a bigger home down-valley: our houses and condos at Owl’s Nest Resort are roughly 20 minutes back down Route 49, close enough for first chair without staying slopeside.

Lincoln & Woodstock

Loon Mountain · Kancamagus Highway · Franconia Notch

Lincoln sits at the western end of the Kancamagus Highway and at the base of Loon Mountain, with Franconia Notch State Park — the Flume Gorge, Cannon’s aerial tramway — a few minutes north on I-93. Across the river, North Woodstock’s Main Street keeps the classic diners-and-general-store feel. Guests searching for Lincoln NH vacation rentals are usually here for Loon’s lifts, Kanc foliage drives, or summer attractions along Route 112.

Homes in this corridor run from slopeside condos to riverside townhouses, and demand peaks hard on ski weekends. Our current managed homes sit one valley south — about 25 minutes down I-93 — which many guests prefer: quieter nights, easier parking, and Loon and Waterville Valley both within reach. When Lincoln and Woodstock homeowners join our program, their homes appear on this page first.

Plymouth

Tenney Mountain · Main Street · I-93 Exits 25–26

Plymouth is the working hub where the White Mountains meet the Lakes Region — a college town (Plymouth State University) with a genuine Main Street of restaurants, coffee shops, and a performance theater, plus year-round services that resort villages lack. Plymouth NH vacation rentals suit travelers who want to point in a different direction every morning: skiing at Tenney Mountain on the west side of town, Squam Lake to the east, Waterville Valley and Loon to the north.

Our program includes homes here — like a mountain condo near Tenney — and the town’s I-93 exits make it one of the easiest arrival points in the region, about two hours from Boston.

Holderness & Squam Lake

On Golden Pond · Science Center · Rattlesnake Trails

Squam Lake is the quiet one — the setting of On Golden Pond, with a wooded shoreline, loon calls at dusk, and none of the commercial bustle of its bigger neighbor to the south. Holderness village holds the Squam Lakes Natural Science Center and the boat launches; the short West Rattlesnake hike delivers the classic over-the-lake view; and Ashland’s town beach on Little Squam is minutes away.

Vacation rentals on Squam Lake NH are scarce by nature — classic lake houses and cottages here stay in families for generations — so book early, or use one of our Pemi Valley homes as a base roughly 20 minutes from the water.

Bristol, Hebron & Newfound Lake

Wellington State Park · Sculptured Rocks · Village Greens

Spring-fed Newfound Lake is among New Hampshire’s deepest and clearest lakes, and it still feels like a place locals keep to themselves. The sandy swimming beach at Wellington State Park anchors the west shore, Sculptured Rocks Natural Area carves through the river gorge in nearby Groton, and Hebron’s picture-book village green sits near the lake’s north end. Bristol is the hub town, with shops and restaurants along the Newfound River.

Vacation rentals on Newfound Lake NH range from waterfront cottages to hillside houses in Bridgewater and Alexandria with big lake views. It’s a shorter drive from Boston than most of the White Mountains — and a favorite for slow summer weeks on the water.

Vacation Rental FAQs

What does it mean to book direct instead of through Airbnb or Vrbo?

Booking direct means you reserve with Owl’s Nest Real Estate — the local team that manages every home on this page — instead of going through a third-party platform. There’s no third-party platform service fee added at checkout, and you have a direct line to the people who actually care for the property, from your first question to checkout day.

When you find a home you like, pick your dates on its listing page and send a request to book. A real person on our team reviews it, confirms the details with you, and finalizes the reservation.

Do you have pet-friendly vacation rentals in NH?

Pet policies are set home by home, because each property belongs to an individual owner. Most of the homes currently in our program aren’t able to host pets, but the lineup changes as new homes join — each listing page states its own rules.

If you’re traveling with a pet, ask our team before you request to book — we’ll tell you straight whether one of our homes can work for your stay.

Is there a minimum stay?

Minimum stays vary by home and by season — holiday and peak ski weeks often carry longer minimums than a quiet midweek in spring. The availability calendar on each rental’s listing page shows the minimum for the dates you pick, so you’ll see it before you send a request to book.

What is the cancellation policy?

Cancellation terms are set per home rather than as one blanket policy. You’ll see the terms for a specific property when you request to book, and our team confirms them in writing before your reservation is finalized. If anything is unclear, ask us first — we’d rather answer questions up front than surprise a guest later.

How does check-in work?

Each listing shows its own check-in and check-out times. Once your reservation is confirmed, we send arrival instructions before your stay with everything you need to get settled. And because our team is based right here on Route 49 in Campton, someone local is reachable if anything comes up when you arrive.

How close are the rentals to skiing, golf, and the lakes?

Most of our current homes sit inside Owl’s Nest Resort in Thornton and Campton, with the resort’s golf course right outside the door. From there it’s roughly 20 minutes up Route 49 to skiing at Waterville Valley, about 25 minutes up I-93 to Loon Mountain in Lincoln, and 20–30 minutes to Squam Lake and Newfound Lake in the other direction.

Every listing page includes the home’s location, so you can check the drive to your must-do plans before you request to book.

Who do I contact during my stay?

Us — the same local team that manages and maintains the home. Booking direct means you’re never routed through a platform’s support queue: you have our number, our office is on Route 49 in Campton, and we know every property personally because we look after them year-round.

I own a vacation home in the area — can you rent it for me?

Quite possibly. We provide full-service vacation rental management for homeowners across the White Mountains, Pemi Valley, and northern Lakes Region — the homes on this page are all owned by local homeowners and managed by our team on their behalf.
