Managing Property in Thornton

Thornton is where most of the vacation rentals we manage sit. The clubhouse campus, the Nicklaus Design golf course and the Lake Harold beach club of Owl’s Nest Resort carry Thornton addresses, and the resort homes and condos around them book in all four seasons: golf and the lake in summer, foliage, and Waterville Valley and Loon fifteen to twenty minutes away in winter.

Our office is one exit south at 399 NH Route 49 in Campton. The resort homes run through our vacation rental management program and book direct on our vacation rentals page; the year-round houses along Routes 3 and 175 and the Pemigewasset run through our property management service.

What We Manage

What We Manage in Thornton

One local team for the year-round rentals, second homes and vacation rentals of Thornton: marketing, tenant and guest communication, vendors, maintenance, reporting and monthly direct-deposit payouts.

Vacation Rental Management
  1. Owl’s Nest Resort Homes and Condos

Airbnb and VRBO listings on our Superhost and Premier Partner accounts, nightly pricing, guest communication, cleaning turnovers, consumable replenishment, the Meals and Rentals tax and flexible calendar blocking for your own weeks. Larger homes near the resort are positioned to capture its overflow demand. Our owner’s guide to vacation rentals at Owl’s Nest Resort explains what ownership involves.

  2. Mountain River East and West

Thornton’s other condo associations are the other way into town, and association rules decide what a unit can do as a rental. We read the documents before we take a unit on; our Thornton condo pages compare the associations.

  3. Year-Round Homes Along Routes 3 and 175

The village and river-valley single-families that year-round residents and I-93 commuters rent, usually on a private well and septic, plus the wooded homes up the hillsides toward the national forest. Tenant screening, leases, maintenance oversight, reporting and monthly direct-deposit payouts.

Local Knowledge

Thornton’s Short-Term Rental Rules

Thornton adopted short-term rental regulations in March 2020: a short-term rental is a stay of 30 days or less, permitted in every zoning district, subject to planning board regulations. Being explicitly STR-friendly on paper is a plus for owners, and it is one reason the resort market here is as deep as it is. On top of that sits the state layer, the 8.5% Meals and Rooms (Rentals) Tax, the Meals and Rentals license and the license number in every listing, which we administer for the homes we manage.

The town line decides the rest. Some Owl’s Nest addresses are in Campton, where there is no STR ordinance at all and the tax rate is different, so we check the tax card on every home, not the resort sign.

The Numbers Behind a Thornton Rental

Thornton’s 2025 property tax rate is $11.74 per $1,000 of assessed value, the lowest of the three towns around Owl’s Nest (Campton is $17.46, Plymouth $23.77), across about fifty square miles and around 2,700 people. There is no village center; the town is organized along I-93, with its own Exits 28, 29 and 30, fifteen minutes from Plymouth’s hospital and stores and two hours from Boston.

What we do not do is publish income projections. Performance varies too much by property, season and management quality for a headline number to be honest, so we look at the specific home: sleeping capacity against the septic design, the association’s rules, the amenities guests actually book for and your own use of the calendar. That is what the free short-term rental analysis is for.

Yes. Thornton adopted short-term rental regulations in March 2020 that permit stays of 30 days or less in every zoning district, subject to planning board regulations. Operators also need a state Meals and Rentals license and collect the 8.5% rooms tax, which we handle for the homes we manage.

Yes; the resort is where most of our managed vacation rentals are, and guests can book them direct on our vacation rentals page as well as through the major platforms. Our Owl’s Nest Resort guide covers the community itself.

Is my Owl’s Nest home in Thornton or Campton?

The clubhouse campus, golf course and Lake Harold are in Thornton; roughly half of the resort’s homes carry Campton addresses. The town line sets the tax rate and the rental rules, so confirm which side a home is on. The Campton side is on our Campton property management page.

What is the property tax rate in Thornton?

$11.74 per $1,000 of assessed value in 2025, set by the NH Department of Revenue Administration, the lowest of the three towns around Owl’s Nest. Our Campton and Thornton buyer’s guide compares the two gateway towns.

Will you manage a Thornton home I am still buying?
