Local Management
Managing Property in Plymouth
Plymouth is the year-round market of the Pemi Valley. Plymouth State University, Speare Memorial Hospital and the county offices keep demand for housing steady in every month of the year, which is why most of the property we manage here leases by the year rather than by the night. Our office at 56 Main Street is a short walk from the campus and from most of the rentals in town.
Property management in Plymouth is a different job from managing a ski condo up Route 49: tenant screening, leases timed to the academic calendar, the May turnover and the town’s own occupancy and parking rules. Our property management service covers all of it, and for the few Plymouth properties that work as vacation rentals, our vacation rental management team handles the guest side.

What We Manage
What We Manage in Plymouth
One local team for the year-round rentals, second homes and vacation rentals of Plymouth: marketing, tenant and guest communication, vendors, maintenance, reporting and monthly direct-deposit payouts.
Year-Round Rentals Near Plymouth State
In-town houses, small multi-families and condos within a walk of Main Street and the campus. We screen tenants, write leases around the academic cycle, enforce the lease and run the turnover, with vendors who already work these streets. Our guide to homes for sale near Plymouth State University covers what owning one involves.
Houses and Condos for Year-Round Tenants
The riverside neighborhoods, the newer subdivisions on the edge of the village and the Tenney Mountain side draw hospital staff, university employees and I-93 commuters as tenants. Marketing, tenant communication, maintenance oversight, reporting and monthly direct-deposit payouts, handled by one local team. Our guide to owning long-term rental properties in the Plymouth area covers the zoning, occupancy and condo rules that decide what a building can earn.
Vacation Rentals Where the Zoning Allows Them
Plymouth’s zoning does not allow whole-house transient rental in either residential zone, so nightly rentals here are the exception rather than the rule. Where a condo association and the zoning permit it, the Tenney Mountain side can work; our managed home near the Tenney ski area is on our vacation rentals page.

The Rules a Plymouth Landlord Has to Get Right
Three local rules matter more in Plymouth than in most college towns. The zoning ordinance defines an unrelated household as three persons or fewer, so a four-bedroom apartment cannot legally be leased to four unrelated students. The town bans parking on any street from midnight to 6 a.m. between September 1 and June 1, so an off-street space is worth real money and the lease has to say how many each tenant gets. And most leases near campus run the full twelve months and make every tenant responsible for the whole rent, which is only enforceable if the lease is written that way.
Deposits, notice periods and evictions follow New Hampshire’s landlord-tenant statutes, RSA 540 and RSA 540-A. A lease that spells out utilities, snow removal, parking and guests saves an argument in January, and a screening process with a real guaranty is worth more than any remedy the statute offers afterwards. That is the part of the job we do every week.

What the Plymouth Rental Market Looks Like
Rentals in Plymouth are tight year-round: most apartments sit in older converted houses near Main Street and the university, many lease on the academic calendar, and in September 2026 local listings ran from about $1,600 for a two-bedroom apartment to $2,900–$3,250 for a three- or four-bedroom house. Plymouth’s 2025 property tax rate is $23.77 per $1,000 of assessed value, the highest of the towns it borders, because the town, the SAU 48 schools and Grafton County are all funded from it.
The practical difference between self-managing and not is the three-hour drive from Boston at 11 p.m. in February. Owners who live within an easy drive and enjoy the work can do it themselves; owners who do not hand it to us.

Plymouth Property Management FAQs
Straight answers on what we manage in Plymouth, the town's rental rules and taxes, how owners get paid and how to get started.
Do you manage student rentals near Plymouth State University?
Yes. Year-round and academic-year rentals within a walk of the campus are the core of what we manage in Plymouth: screening, leases timed to the local cycle, lease enforcement, the May turnover and maintenance. The landlord side of that market is in our guide to homes for sale near Plymouth State University, and the renter side in our rentals in Plymouth NH guide.
Can I run my Plymouth house as an Airbnb?
Usually not. Plymouth’s zoning does not allow whole-house transient rental in either residential zone, so a nightly strategy belongs in Campton, Thornton or Lincoln, where our vacation rental management team runs it. A Plymouth property earns as a year-round rental, and that is how we manage it.
How many unrelated tenants can live in one Plymouth unit?
Three. Plymouth’s zoning ordinance defines an unrelated household as a group of three persons or fewer, so a building with three legal bedrooms rented as five is not a bargain, it is a rent roll you cannot keep. We lease to the number the ordinance allows and the egress supports.
What does the Plymouth parking ban mean for a rental?
Plymouth bans parking on any town street from midnight to 6 a.m. between September 1 and June 1, with a fine for each violation. A landlord with one small lot and three tenants’ cars needs a plow contract and a lease that says exactly how many off-street spaces each tenant gets, and we write both into the onboarding.
How do Plymouth owners get paid and see reports?
Monthly direct-deposit payouts and clear, transparent reporting, with an owner login for statements, the same as every property on our property management page. Rental activity is a business in New Hampshire, so keep the statements for your accountant and for the day you sell a house in Plymouth with tenants in place.
