Managing Property in Campton

Our office is at 399 NH Route 49, so a Campton property is the one we can be at fastest. Campton runs at two speeds: year-round homes along the Pemigewasset and Mad rivers and in the villages, and ski-and-golf second homes and short-term rentals up the hill in Waterville Estates and along Route 49 toward Waterville Valley, twenty minutes from the lifts.

We manage both. The year-round side runs through our property management service, the nightly side through vacation rental management, and roughly half of Owl’s Nest Resort carries a Campton address, so the homes we manage at the resort sit on both sides of the Thornton line.

What We Manage

What We Manage in Campton

One local team for the year-round rentals, second homes and vacation rentals of Campton: marketing, tenant and guest communication, vendors, maintenance, reporting and monthly direct-deposit payouts.

Vacation Rental Management
  1. Vacation Rentals in Waterville Estates and at Owl’s Nest

Airbnb and VRBO listings on our established accounts, nightly-rate oversight, guest communication, cleaning turnovers and the NH Meals and Rentals tax, for the homes and condos that book around Waterville Valley’s ski season, the golf course and foliage. Read our guide to whether Campton is a good place for an Airbnb before you decide.

  2. Year-Round Homes in the Villages

Single-family homes, farmhouses and newer builds on larger lots around Campton Lower Village, Upper Village, Campton Hollow, West Campton, Blair and Beebe River, most on private wells and septic. Tenant screening, leases, maintenance oversight through local vendors, reporting and monthly payouts.

  3. Second Homes Between Visits

A Campton home you use on ski weekends and rent the rest of the year gets flexible calendar blocking for your own weeks and the same local team for the plow contract, the hot tub and the spring walkthrough. Our Waterville Estates buyer’s guide explains the dues and the district tax that come with a home on the hill.

Local Knowledge

Campton’s Rental Rules and Taxes

Campton has no short-term rental ordinance, permit or registration as of 2026; rental uses are governed by the town zoning ordinance, which can change at town meeting every March, so we confirm the current answer with the land use office for any property we take on. The state layer still applies: every nightly rental owes the 8.5% Meals and Rooms (Rentals) Tax on stays under 185 consecutive days, needs a Meals and Rentals license before the first booking and must show the license number in every listing. We administer that tax for the vacation rentals we manage.

Campton’s 2025 property tax rate is $17.46 per $1,000 of assessed value, plus a $0.23 Campton Village Precinct rate inside the precinct. Inside the Waterville Estates Village District the district adds about $5.67 per $1,000, bringing the rate there to about $23.13, which funds the rec center, the pools and Campton Mountain. Those figures matter to a rental owner’s math and we put them in front of every owner before onboarding.

Why Campton Works for an Owner Who Lives Elsewhere

Campton sits where Route 49 leaves I-93 at Exit 28: about twenty minutes from Waterville Valley’s lifts, ten from Plymouth’s hospital, university and stores, twenty-five from Loon Mountain and two hours from Boston. Waterville Estates is the town’s largest neighborhood, a private mountainside community of roughly 700 homes and condos with its own recreation center, pools and ski hill. It delivers more house, land and view for the money than Waterville Valley itself, which is why so many of the second homes and rentals we manage are here.

Reliable local cleaners and tradespeople are the scarcest resource in a mountain rental market, and ours are already on the Route 49 corridor. Because our office is in town, the owner who lives two states away is not managing a cleaner from two states away.

Campton Property Management FAQs

Straight answers on what we manage in Campton, the town's rental rules and taxes, how owners get paid and how to get started.

Does Campton require a permit for a short-term rental?

No. As of 2026 Campton has no short-term rental ordinance, permit or registration; uses are governed by the zoning ordinance, which can change at town meeting. Every operator still needs a state Meals and Rentals license and must collect the 8.5% rooms tax, which we handle for the homes we manage. Our Campton NH Airbnb guide has the detail.

Do you manage condos and homes in Waterville Estates?

Yes. Waterville Estates is Campton’s largest neighborhood and a large share of the vacation rentals and second homes we manage in town are there. The village district tax and the association dues are part of the owner conversation; our Waterville Estates guide sets them out.

Which side of Owl’s Nest Resort is in Campton?

Roughly half of the resort’s homes carry Campton addresses; the clubhouse campus, the golf course and the Lake Harold beach club are in Thornton. The town line sets the property tax rate and the local rental rules, so we check it on every home we take on. See our Thornton property management page for the other half.

What is the property tax rate in Campton?

$17.46 per $1,000 of assessed value in 2025, or about $23.13 inside the Waterville Estates Village District. Thornton, next door, is $11.74 and Plymouth $23.77. Our Plymouth vs. Campton vs. Thornton comparison explains why the rates are so far apart.
