Managing Property in Woodstock
Woodstock, including the village of North Woodstock, sits just south of Lincoln at the mouth of Franconia Notch: Lost River Gorge, the winter Ice Castles at Clark Farm Road and a walkable Main Street of pubs and shops. It is quieter and more year-round and residential than resort-driven Lincoln next door, with more single-family homes and cabins along the Pemigewasset, while sharing the same Loon Mountain and Kancamagus access.
That makes Woodstock the town where a home can be both: a vacation rental on Loon’s calendar through our vacation rental management program, or a year-round rental through our property management service, managed from our Campton office about twenty minutes down I-93.

Cabins and Homes Along the Pemigewasset
Single-family homes and cabins on the river and the hillsides that rent by the night on Loon’s calendar. Listings on our established accounts, nightly-rate oversight, guest communication, cleaning turnovers, consumable replenishment and the Meals and Rentals tax.
Year-Round Rentals Near Main Street
Woodstock is the more residential of the two Loon towns, and its houses lease to people who work at the mountain and along Main Street. Tenant screening, leases, maintenance oversight, reporting and monthly direct-deposit payouts.
Condos Shared With Lincoln
Some Route 112 and Route 3 addresses that read as Lincoln are in Woodstock (Deer Park, for one), and the association rules decide what a unit can do as a rental. The Lincoln and Woodstock condo associations page lists each one.
Local Knowledge
Woodstock Is Not Lincoln, and That Matters to an Owner
The tax rate, the rental rules and the school assignment follow the town line, not the mailing address. Lincoln registers every short-term rental for $100 a year per parcel with a 45-minute emergency contact; Woodstock sets its own rules and its own property tax rate, so we check the tax card on every property before we quote anything. The state layer is the same on both sides of the line: the 8.5% Meals and Rooms (Rentals) Tax on stays under 185 consecutive days, a Meals and Rentals license before the first booking and the license number in every listing, all of which we administer for the homes we manage.
Lincoln and Woodstock share the Lin-Wood Cooperative School District, and the nearest hospital is Speare Memorial in Plymouth, about 25 minutes south. Both matter to the year-round tenants who make Woodstock a real long-term rental market as well as a resort one.

What Fills a Woodstock Calendar
Ski season at Loon, foliage on the Kancamagus, Ice Castles pulling weeknight bookings in winter, and a summer of families at Lost River Gorge, Franconia Notch State Park and the attractions on Route 3. Christmas week, Presidents’ week and the holiday weekends sell out across the valley every year. North Woodstock’s Main Street, at the junction of I-93 and the Kancamagus, is the walkable evening a guest remembers.
We do not publish income projections. If you are weighing a specific Woodstock property as a rental, the free short-term rental analysis looks at that property: its sleeping capacity against the septic, the association if there is one, the amenities guests actually book for and your own use of the calendar.

Woodstock Property Management FAQs
Straight answers on what we manage in Woodstock, the town's rental rules and taxes, how owners get paid and how to get started.
Is Woodstock different from Lincoln for a rental owner?
Yes. Woodstock is quieter and more year-round and residential than resort-driven Lincoln, with more single-family homes and cabins along the Pemigewasset, while sharing the same Loon Mountain and Kancamagus access. The tax rate and rental rules follow the town line, so we confirm which town a property is in from the tax card.
Does Woodstock require a short-term rental registration?
Woodstock sets its own rules, separate from Lincoln’s annual registration, and towns revisit them at town meeting every March, so we confirm the current answer with the town office for any property we take on. The state Meals and Rentals license and the 8.5% rooms tax apply regardless.
Do you manage year-round rentals in Woodstock?
Yes. Woodstock’s houses lease to people who work at the mountain and along Main Street, and they run through our property management service: screening, leases, maintenance oversight, reporting and monthly payouts.
Where can guests book the homes you manage?
On the major platforms and direct on our vacation rentals page, so an owner is never dependent on a single channel.
How do I get started?
Request a consultation with the address and how you plan to use the property. We confirm the town, the rules and the right version of the service, and set the fee basis out in writing before you commit.
