Managing Property in Lincoln
Lincoln is the deepest short-term rental market in the White Mountains: Loon Mountain at the door, the Kancamagus Highway meeting I-93, and the region’s condo capital, with slopeside associations like Riverwalk, Pollard Brook and South Mountain. It is also the most regulated of the towns we manage in, and the priciest corner, which is why many investors compare it against Campton and Thornton fifteen minutes south.
Lincoln condos and homes run through our vacation rental management program from our Campton office, about twenty-five minutes down I-93; the year-round rentals that house the resort’s workforce run through our property management service.

What We Manage
What We Manage in Lincoln
One local team for the year-round rentals, second homes and vacation rentals of Lincoln: marketing, tenant and guest communication, vendors, maintenance, reporting and monthly direct-deposit payouts.
Loon Mountain Condo Vacation Rentals
Listings on our Airbnb Superhost and VRBO Premier Partner accounts, nightly-rate oversight, guest communication, cleaning turnovers and the Meals and Rentals tax. The association determines your fee, rental rules and resale, so we read the declaration first; our guide to condos for sale in Lincoln NH near Loon Mountain walks every development.
The Town Registration and the 45-Minute Rule
Lincoln registers every short-term rental: $100 a year per tax parcel, an emergency contact who can respond within 45 minutes and the state license number on file, with no cap on nights. A local manager is the practical way an out-of-state owner satisfies the contact rule, and we hold it for the homes we manage.
Year-Round Homes and Workforce Rentals
The single-family homes and cabins that house people who work at the mountain, in the restaurants and along Main Street. Tenant screening, leases, maintenance oversight, reporting and monthly direct-deposit payouts.

Lincoln’s Short-Term Rental Rules
Lincoln registers every short-term rental for $100 a year per tax parcel, requires an emergency contact who can respond within 45 minutes and the state Meals and Rentals license number on file, and sets no cap on nights. A permit can be revoked for a nuisance unit, at least three incidents within one year validated by Lincoln or State Police with the contact person notified, and operating after revocation costs $1,000 per ten-day period. The state layer applies on top: the 8.5% rooms tax, the license and the license number in every listing.
Check which town the property is in. Some Route 112 and Route 3 addresses that read as Lincoln are in Woodstock (Deer Park, for one), and the tax rate, rules and school assignment follow the town line, not the mailing address. We check the tax card, not the sign.

What Fills a Lincoln Calendar
Ski season at Loon, foliage on the Kancamagus, and a summer that runs on families: Whale’s Tale Waterpark and Clark’s Bears on Route 3, Franconia Notch State Park and the Flume, Lost River. Christmas week, Presidents’ week and the Martin Luther King and Columbus Day weekends sell out across the valley every year. The deepest demand in the region comes with the deepest competition, which is why active pricing oversight and real-time market awareness are part of the program rather than a listing set once and forgotten.
Lincoln’s 2025 property tax rate is $12.66 per $1,000 of assessed value, and the town is completing a revaluation in fall 2026 that will reset assessments to full market value, so expect higher assessments and a lower rate on the 2026 bill. Lincoln and Woodstock share the Lin-Wood Cooperative School District, and the nearest hospital is Speare Memorial in Plymouth, about 25 minutes south.

Lincoln Property Management FAQs
Straight answers on what we manage in Lincoln, the town's rental rules and taxes, how owners get paid and how to get started.
Does Lincoln require a short-term rental permit?
Yes. Lincoln registers every short-term rental: $100 a year per tax parcel, an emergency contact who can respond within 45 minutes and the state license number on file, with no cap on nights. Our Lincoln NH Airbnb investment guide has the full rule set.
Who is the 45-minute emergency contact if I live out of state?
We are, for the homes we manage. A local manager is the practical way an out-of-state owner satisfies the contact rule, and our team is on the Route 49 and I-93 corridor every week of the year.
Do you manage condos in Loon Mountain associations?
Yes, subject to each association’s rental rules, which decide your fee, your rental calendar and your resale. The Lincoln and Woodstock condo associations page lists each one with its current listings.
Is Lincoln or Campton the better rental market?
It depends on whether your plan runs on gross revenue or on margin. Lincoln has the most tourists, the shortest ride to a lift and the most competition, at the highest buy-in; Campton and Thornton offer the same guests at a lower entry price with less competition. Compare our Campton property management page, or ask for a free short-term rental analysis of the specific property.
What is the property tax rate in Lincoln?
$12.66 per $1,000 of assessed value in 2025, with a revaluation in fall 2026 that will reset assessments to full market value. Woodstock sets its own rate.
