Managing Property in Waterville Valley

Waterville Valley is New Hampshire’s original planned ski-resort town, eleven miles up the Mad River from I-93 Exit 28, and condos are nearly all of its real estate. A few hundred people live here year-round and many more own second homes, so nearly every property we manage in the valley is a condominium that its owner uses some weeks and rents the rest.

Our office sits at the base of the valley road in Campton, twenty minutes from Town Square. Waterville Valley condos run through our vacation rental management program, and the few year-round homes and long-term leases through our property management service.

What We Manage

What We Manage in Waterville Valley

One local team for the year-round rentals, second homes and vacation rentals of Waterville Valley: marketing, tenant and guest communication, vendors, maintenance, reporting and monthly direct-deposit payouts.

Vacation Rental Management
  1. Condo Vacation Rentals, Association by Association

Waterville Valley has dozens of condominium associations and each sets its own rental rules: some village associations welcome short-term rentals, others cap them or require a minimum stay, and the condominium-hotel buildings run owner suites through the resort’s rental desk. We read the documents first; our Waterville Valley condo pages compare the associations.

  2. The Town Registration, Handled

Waterville Valley requires short-term rentals to register with the town before the first guest, $20 per tax parcel, under regulations approved in October 2021. Units managed by a property management company or realty office are exempt, which is one practical reason owners hand the operation to us.

  3. Your Own Weeks, Blocked

Flexible calendar blocking keeps your ski weeks and summer weeks free, and between stays the same team handles guest communication, cleaning turnovers, consumable replenishment, the Meals and Rentals tax and monthly direct-deposit payouts.

Local Knowledge

What Makes a Waterville Valley Rental Different

Because the White Mountain National Forest surrounds the village, the town’s buildable land is nearly spoken for and houses rarely come up; the market is the Town Square condominiums over the shops, the condominium hotels, and the townhouse and village associations around Corcoran Pond and along the Mad River, from 1960s originals to newer builds. Each association sets its own dues, rental rules and pet policy, and that document package decides what a unit can earn as much as the view does.

The valley has a loyal repeat audience and a quieter summer than the Lincoln side, with skiing on Mount Tecumseh, the ice arena, golf, clay tennis and trails. A rental here is a four-season product only if it is marketed as one, which is part of what active listing management is for.

Waterville Valley Owners

Taxes, Dues and the State Rooms Tax

Waterville Valley’s 2025 property tax rate is $9.96 per $1,000 of assessed value, among the lowest in our service area, and nearly every condo belongs to an association whose dues cover building maintenance, grounds, snow removal and often a pool, hot tub or shuttle; some buildings add a resort or rental-program fee. Every nightly rental also collects the 8.5% Meals and Rooms (Rentals) Tax and needs a state Meals and Rentals license, which we administer for the units we manage.

Students continue to Plymouth Regional High School in SAU 48; the K–8 school is inside the town line. Loon Mountain in Lincoln is about forty minutes away and Boston roughly two hours by I-93.

Waterville Valley Property Management FAQs

Straight answers on what we manage in Waterville Valley, the town's rental rules and taxes, how owners get paid and how to get started.

Can I rent my Waterville Valley condo on Airbnb or VRBO?

It depends on the association. Each of Waterville Valley’s condominium associations sets its own rental rules; the condominium-hotel buildings run owner suites through the resort’s rental desk, some village associations welcome short-term rentals, and others cap them or require a minimum stay. We pull the association’s rules and the unit’s rental history before taking a unit on.

Does Waterville Valley require short-term rentals to register?

Yes. Registration with the town before the first guest, $20 per tax parcel, under regulations approved in October 2021; units managed by a property management company or realty office are exempt. The state Meals and Rentals license and the 8.5% rooms tax apply on top.

What are the association fees on a Waterville Valley condo?

Dues vary by association and unit size and typically cover building maintenance, grounds, snow removal and often a pool, hot tub or shuttle; some buildings add a resort or rental-program fee. We note the fee on every listing where the MLS reports one, and our Waterville Valley condo pages compare the associations.

Can I still use my condo myself?

Yes. Flexible calendar blocking is part of the program: block your own ski weeks and summer weeks and the calendar earns around them.

What is the property tax rate in Waterville Valley?

$9.96 per $1,000 of assessed value in 2025. Our guide to why Waterville Valley is a four-season town covers the rate, the trails and the condo market the national forest caps.
