Does New Hampshire have an income tax or a sales tax?

No. New Hampshire has no state income tax on wages and no general sales tax, and the last personal income tax, the 3% tax on interest and dividends, was repealed for tax periods beginning January 1, 2025. The state funds itself largely through local property taxes, plus the 8.5% meals and rooms tax on restaurant meals and short stays and business taxes on larger businesses. Our New Hampshire taxes guide covers each one.

How much is property tax in New Hampshire?

It depends on the town. Each of New Hampshire's 234 cities and towns sets its own rate per $1,000 of assessed value to fund the town, the schools, the county and the state education tax; 2025 rates ranged from about $2.62 to $36.54 per $1,000, so the bill on two similar houses a town line apart can differ by thousands of dollars a year. Every town page on this site lists the current rate, and our NH property tax guide explains how to compare them.

Who pays the real estate transfer tax in New Hampshire?

Both sides. The New Hampshire real estate transfer tax (RSA 78-B) is $0.75 per $100 of the sale price paid by the buyer and the same again by the seller, 1.5% of the price combined (a $20 minimum per party on sales of $4,000 or less), collected by the county registry of deeds when the deed is recorded. On a $500,000 house that is $3,750 from each side. Our seller closing costs guide lists the rest of the closing costs.

What do sellers have to disclose in New Hampshire?

New Hampshire is a limited-disclosure state. Before a purchase and sale agreement is signed, the seller must disclose in writing the water supply, the sewage system, the insulation and the flood-zone status (RSA 477:4-c and 4-d), and must give the buyer the state hazard notification on radon, arsenic, lead, PFAS and flooding (RSA 477:4-a); homes built before 1978 also carry the federal lead-paint disclosure. Beyond that, the inspection is the buyer's job. Our NH seller disclosure guide quotes each statute.

How does closing on a house work in New Hampshire?

After the offer is accepted and the purchase and sale agreement is signed, the buyer completes inspections and financing inside the contingency periods, a title company or closing attorney searches the title and prepares the deed, and at closing the buyer signs the loan documents, both sides pay their share of the transfer tax, and the deed is recorded at the county registry. Most New Hampshire closings run 30 to 60 days from contract. The New Hampshire home buyer guide walks through each step.

What are the regions of New Hampshire?

New Hampshire is usually described in seven: the Great North Woods, the White Mountains, the Lakes Region, the Dartmouth-Lake Sunapee region, the Monadnock Region, the Merrimack Valley and the Seacoast. We work the center of the state, where the White Mountains and the Lakes Region meet along I-93 at Plymouth and Campton, and show homes statewide through PrimeMLS.

Where should I start a New Hampshire home search?

Pick a region or a town, then a budget. The towns directory has a page for every New Hampshire town with active listings, each with live statistics and the tax rate; the price hubs on this page split the statewide market from under $200K to luxury homes. Save any search and we email you new listings as they hit the MLS. If you are relocating, start with our moving to New Hampshire guide.
