Black Bear Lodge — Waterville Valley, NH
Black Bear Lodge condos for sale in Waterville Valley NH are the valley's turnkey answer to mountain ownership: individually owned suites inside a full-service condominium hotel at 3 Village Road, a short walk from Town Square in the heart of the resort village. If you want a Waterville Valley address that earns its keep when you are not here — and asks almost nothing of you when you are — this is the building to understand.
A Condominium Hotel, Not a Typical Condo
Black Bear Lodge operates as an all-suite hotel built from individually owned condominium units. The one- and two-bedroom suites are genuinely livable — each has a full kitchen, dining area and living room, with a Murphy bed or pull-out sofa extending sleeping capacity so a one-bedroom comfortably sleeps four to six. Owners can occupy their suite themselves and, when they are away, place it in the lodge's hotel-style rental operation, with a staffed front desk handling reservations, turnover and guests. That structure is the community's defining trade: effortless, income-producing ownership on one hand; hotel-condo realities on the other — lenders underwrite condotel units differently than standard condos, and fees reflect the service level of a staffed building. Budget accordingly and talk financing early.
Amenities and the Town Square Life
The amenity package is the strongest of any single building in the valley: a half-indoor/half-outdoor pool, sauna and steam room, an outdoor hot tub, exercise room, game room, two conference rooms, ski and bike storage, laundry, a large outdoor deck with mountain views, and a lobby common area gathered around a grand fieldstone fireplace. The lodge also participates in the Waterville Valley Freedom Pass program, which bundles seasonal resort perks — shuttle, athletic club access, golf, tennis, boats on Corcoran Pond, chairlift rides and more — for guests, a meaningful draw for the rental calendar. Out the front door, Town Square's restaurants, shops and events are a five-minute stroll, the free valley shuttle loops to the Waterville Valley ski area, and the national-forest trailheads that ring the Waterville Valley village are minutes away.
Rental Income Considerations
Black Bear Lodge suites are among the most rental-ready properties in the valley — the hotel operation, Town Square location and Freedom Pass perks drive year-round occupancy that a standalone condo owner has to work hard to match, which is why these units appear so often on vacation-rental calendars. Ask us for the specifics on any listing: program participation terms, fee structure, and how owner-use weeks interact with the rental calendar all vary with how each suite is run, and the numbers — not the brochure — should drive the decision.

There are currently 0 Black Bear Lodge listings on the market. Buyer Notes
Three things to nail down before offering: financing (many condotel purchases are cash or portfolio-loan deals — confirm your lender will touch the building before you fall in love), the full fee picture (hotel-grade services cost more than a bare-bones association), and the rental math (request actual revenue history for the specific suite, not building averages). Our Waterville Valley condo guide covers the broader due-diligence checklist — and we can walk you through how a Black Bear suite compares with a conventional condo at the same price.

Loon or Waterville Valley
I sell ski homes at both mountains, so I don't have a horse in this race — I have two. Here's the comparison the forums keep arguing about, settled with real MLS numbers: how Loon and Waterville Valley actually differ on terrain, passes, crowds, condo prices, HOA fees, taxes, and rental income, and an honest "buy this one if" for each.

Things to Do in Waterville Valley NH
I've been sending guests and buyers up Route 49 to Waterville Valley for years, and the same questions keep coming back — what's actually there, what's worth it, what's the town like when the lifts stop. Here's my whole answer, season by season, including the things I'd skip.

A Buyer's Guide to Waterville Valley Condos
Waterville Valley is New Hampshire's original condo town, and half of what you'll see listed online isn't what you think it is. Here's how the associations differ, what a condo really costs here, and the quartershare trap that catches out-of-state buyers.

Things to Do In and Around Waterville Valley
Waterville Valley is a self-contained resort community at the end of Route 49, tucked into a dead-end valley and ringed on all sides by the White Mountain National Forest. Nearly everything — skiing, dining, recreation, the beach — is within a short walk or shuttle of Town Square. What follows is a look at the four-season life that draws buyers to this small mountain village.
Waterville Valley Resort — Alpine & Nordic
The alpine ski area sits on Mount Tecumseh, with a 4,004-foot summit, a vertical drop of roughly 2,020 feet, and more than 60 trails across east- and northeast-facing slopes. Just as notable is the Nordic network: over 70 kilometers of groomed cross-country trails winding deep into the national forest from the Town Square trailhead, consistently ranked among the best Nordic centers in the country.
The Walkable Town Square
Town Square is the heart of the village — a compact, pedestrian cluster of restaurants, shops, and services that most residents can reach on foot. It holds the Waterville Valley Ice Arena, the waterfront at Corcoran Pond, and a summer calendar of live music at the gazebo, farmers markets, and family events.
Corcoran Pond & Town Beach
At the edge of Town Square, Corcoran Pond has a golden-sand town beach with a floating swim dock, and a boathouse renting kayaks, paddleboards, canoes, and pedal boats through the warm months. It is stocked with fish early in the season, and the pond doubles as the setting for winter skating and events.
White Mountain Athletic Club
The association-run White Mountain Athletic Club is the community's indoor recreation hub, open daily year-round. Members and guests use the indoor pool complex, indoor tennis and racquetball courts, a jogging track, cardio and weight rooms, saunas, steam rooms, and whirlpool spas, plus an outdoor pool in summer — a genuine draw for buyers who want amenities without leaving the valley.
Biking & Hiking Into the National Forest
Trails leave straight from the village. The resort maintains dozens of miles of mountain-bike trails, and the surrounding forest holds one of the oldest hiking networks in the country, with well over a hundred miles of paths. Mount Tecumseh rises right above town, and the popular Welch–Dickey Loop — with its open ledges and long views — is a short drive back down Route 49.
Everyday Practicalities
Waterville Valley is a resort village, not a full-service town — there is no supermarket, and everyday errands mean a drive down-valley. Grocery shopping, big-box stores, and the hospital are in Campton and Plymouth, roughly 20–30 minutes away on Route 49 and I-93. Buyers should plan on that rhythm as part of valley life.
Living in Waterville Valley Year-Round
Winter
Winter is the marquee season and sets the pace for the whole valley. The resort's alpine and Nordic terrain fills up on weekends and holidays, Town Square hums with skiers, and the ice arena and outdoor skating keep evenings lively. For the small year-round community, it is the busiest and most social stretch of the year.
Spring
Spring is the quiet shoulder season, when the crowds thin between ski season and summer and the valley empties out. Snowmelt swells the Mad River and the higher trails stay wet and muddy well into May. It is a slower, local time — good for anyone who values stillness before the summer rhythm returns.
Summer
Summer brings the valley back to life around the water and the trails. Corcoran Pond's beach and boat rentals, gazebo concerts, farmers markets, and miles of hiking and mountain biking make Town Square a hub again. Days are warm and evenings cool at elevation, and the pace is family-oriented and outdoor.
Fall
Fall is a favorite among residents — crisp air, quieter trails, and foliage that lights up the surrounding national forest. The ledges on Welch and Dickey and the trails up Tecumseh deliver some of the best color views in the region. It is a beautiful, uncrowded window before winter operations ramp back up.
Getting Here & Around Waterville Valley
Waterville Valley sits at the end of a dead-end valley, reached by driving about 11 miles up Route 49 from I-93 Exit 28 in Campton — so most trips run through that single corridor.
- I-93 Exit 28 / CamptonThe gateway to the valley — about 15 minutes down Route 49, where you pick up the interstate and the nearest everyday services.
- PlymouthRoughly 25 minutes away; the down-valley town for groceries, shopping, and Speare Memorial Hospital, the area's medical center.
- Loon Mountain / LincolnAbout 35 minutes north via I-93; a second ski area plus outlet shopping, restaurants, and Kancamagus Highway access.
- Manchester-Boston Regional Airport (MHT)About 1 hour 30 minutes south — the closest major airport and the easiest fly-in option.
- Boston, MARoughly 2 hours by car via I-93 south, which makes the valley a realistic weekend destination from the metro area.
- Boston Logan International Airport (BOS)About 2 hours 15 minutes, offering the widest range of national and international flights.
Waterville Valley vs. Nearby Towns
Waterville Valley is unusual in the Lakes Region–White Mountains corridor — a purpose-built resort village — so it helps to see how it compares with the more conventional towns just down Route 49.
Campton
Campton is the town you pass through at Exit 28 on the way up, offering everyday services and a mix of single-family homes at generally lower prices than the valley's condos. It trades Waterville Valley's ski-in resort amenities for a more traditional, year-round New Hampshire town feel.
Thornton
Just south along the I-93 corridor, Thornton is a quieter residential town with more land and single-family housing than the resort village. It appeals to buyers who want mountain access nearby without the association fees and density of Waterville Valley.
Plymouth
Plymouth is the area's service and college town, home to the hospital, larger stores, and Plymouth State University. It offers the fuller amenities and year-round bustle that the resort valley intentionally lacks, at the cost of being farther from the ski slopes.
