Waterville Valley NH Real Estate, from the Valley Floor Up

Waterville Valley is New Hampshire's original planned ski resort town — a village of condos, townhomes and mountain homes ringed by 4,000-footers at the end of Route 49, with the ski area, Town Square, the ice arena and the academy all inside the town line. There are currently 305 Waterville Valley area homes, condos and lots for sale, each with live MLS pricing and photos.

Condos, Homes and the Route 49 Corridor

Condos are the heart of Waterville Valley real estate — from Town Square and village clusters to slopeside associations — and each association carries its own fees, rental rules and character. Many buyers also weigh the corridor towns down Route 49: Campton and Thornton offer more house for the money, fifteen minutes from the lifts. We list and manage across all of it, from our office at the base of the valley road. search all homes for sale in Waterville Valley

Things to Do In and Around Waterville Valley

Waterville Valley is a self-contained resort community at the end of Route 49, tucked into a dead-end valley and ringed on all sides by the White Mountain National Forest. Nearly everything — skiing, dining, recreation, the beach — is within a short walk or shuttle of Town Square. What follows is a look at the four-season life that draws buyers to this small mountain village.

Waterville Valley Resort — Alpine & Nordic

The alpine ski area sits on Mount Tecumseh, with a 4,004-foot summit, a vertical drop of roughly 2,020 feet, and more than 60 trails across east- and northeast-facing slopes. Just as notable is the Nordic network: over 70 kilometers of groomed cross-country trails winding deep into the national forest from the Town Square trailhead, consistently ranked among the best Nordic centers in the country.

The Walkable Town Square

Town Square is the heart of the village — a compact, pedestrian cluster of restaurants, shops, and services that most residents can reach on foot. It holds the Waterville Valley Ice Arena, the waterfront at Corcoran Pond, and a summer calendar of live music at the gazebo, farmers markets, and family events.

Corcoran Pond & Town Beach

At the edge of Town Square, Corcoran Pond has a golden-sand town beach with a floating swim dock, and a boathouse renting kayaks, paddleboards, canoes, and pedal boats through the warm months. It is stocked with fish early in the season, and the pond doubles as the setting for winter skating and events.

White Mountain Athletic Club

The association-run White Mountain Athletic Club is the community's indoor recreation hub, open daily year-round. Members and guests use the indoor pool complex, indoor tennis and racquetball courts, a jogging track, cardio and weight rooms, saunas, steam rooms, and whirlpool spas, plus an outdoor pool in summer — a genuine draw for buyers who want amenities without leaving the valley.

Biking & Hiking Into the National Forest

Trails leave straight from the village. The resort maintains dozens of miles of mountain-bike trails, and the surrounding forest holds one of the oldest hiking networks in the country, with well over a hundred miles of paths. Mount Tecumseh rises right above town, and the popular Welch–Dickey Loop — with its open ledges and long views — is a short drive back down Route 49.

Everyday Practicalities

Waterville Valley is a resort village, not a full-service town — there is no supermarket, and everyday errands mean a drive down-valley. Grocery shopping, big-box stores, and the hospital are in Campton and Plymouth, roughly 20–30 minutes away on Route 49 and I-93. Buyers should plan on that rhythm as part of valley life.

Living in Waterville Valley Year-Round

Winter

Winter is the marquee season and sets the pace for the whole valley. The resort's alpine and Nordic terrain fills up on weekends and holidays, Town Square hums with skiers, and the ice arena and outdoor skating keep evenings lively. For the small year-round community, it is the busiest and most social stretch of the year.

Spring

Spring is the quiet shoulder season, when the crowds thin between ski season and summer and the valley empties out. Snowmelt swells the Mad River and the higher trails stay wet and muddy well into May. It is a slower, local time — good for anyone who values stillness before the summer rhythm returns.

Summer

Summer brings the valley back to life around the water and the trails. Corcoran Pond's beach and boat rentals, gazebo concerts, farmers markets, and miles of hiking and mountain biking make Town Square a hub again. Days are warm and evenings cool at elevation, and the pace is family-oriented and outdoor.

Fall

Fall is a favorite among residents — crisp air, quieter trails, and foliage that lights up the surrounding national forest. The ledges on Welch and Dickey and the trails up Tecumseh deliver some of the best color views in the region. It is a beautiful, uncrowded window before winter operations ramp back up.
